Proposal
A basic principle has been that any
proposed works should have a minimum impact on the existing
building. It is also considered important to avoid any 'editing'
of the historic development of the house. Finally, a programme
of regular monitoring, inspection and maintenance should
be drawn up as part of the approach to conservation.
Works to be carried
out in the coming year:
Main House Ground Floor:

The timber flooring
in Rear Reception Room, Staircase and Pantry areas will
be replaced by new timber flooring over new ventilated
under floor area. |
Lean-to Building:
The existing cement render around the door opening will
be removed and the existing defective lime render will be
replaced with a new lime render to match existing.
Original wall openings will be reinstated.
Exterior:
The existing defective lime render throughout will be
replaced with a new lime render to match existing. The existing
cement render around the door opening in the lean-to building
will be removed and replaced by lime render.
Alterations proposed:
Main House Ground Floor:
The existing wall opening between the Entrance Hall and
the Staircase area will be enlarged to allow natural lighting
and a better visual connection between the front and rear
parts of the house. All rooms will retain their existing
use.
Main House First Floor:
All rooms will retain their existing use with the exception
of the two small bedrooms (one of which is lit and ventilated
by a high level fanlight) that will be replaced by two new
bathrooms.
These bathrooms will serve the other five good size bedrooms
at this level. A new wall opening in one of the front bedrooms
will allow an access to the ensuite bathroom.
The existing wall opening between the Stairs Hall and the
Upper Hall will be enlarged to allow natural lighting and
visual connection between the front and rear parts of the
house to match that below at ground floor.
Lean-to Building:
A new rooflight will provide natural lighting to the new
Side Entrance Hall.
The new wall openings will reinstate previously bricked-up
openings. The wall opening in the new Reading Area will
be enlarged to provide natural lighting to the interior
of the house and stabilizing work will be carried out to
repair the major crack on the corner.
A new extension of 12sqm will be added to the rear façade,
abutting the Lean-to Building and the Main House. The new
extension will have a glazed roof at the same height and
with the same slope of the existing roof. The new walls
will be mainly glazed in order to allow visual connection
between the side entrance yard and the rear yard. A new
flat roof/gutter will collect the rain water of the new
and existing roof.
