Impact
Assessment:
The proposals being made are the
result of a number of discussions (both on and off site)
about how the requirements of the present user of the house
could be fulfilled with the minimum amount of interference
to the existing building. At the same time there has been
the aim of remedial works in order to preserve and enhance
the houses unique qualities.
It is considered that the remedial
proposals, if implemented, will only have a positive impact
on the building as it exists at present, incorporating as
they do positive improvements that both respect the existing
house and replace unsatisfactory circumstances (septic tank,
unventilated floors, etc.). Thus their impact will be positive
and negligible.
The proposed external works (new
lime render, sill cleaning) will not have an adverse impact
in the exterior and can only be regarded as being to the
advantage of the building.
The proposed internal works to the
kitchen area and new rear extension will provide the new
owners with a modern kitchen and dining space in direct
connection with the garden. This is proposed in sympathy
with the existing architecture and will enhance the functionality
of the house as a single family dwelling into the future.
CONCLUSION:
It is proposed that all rooms will
retain their existing use with exception of:

the two small bedrooms at first floor level that are proposed
to be replaced with two new bathrooms. These two bathrooms
will serve the remaining five bedrooms.
- The
scullery in the lean-to building that is proposed to be
used as a Reading Area, enlarging the existing opening to
provide sufficient natural light.
It is also proposed a new extension
to accommodate a roof glazed dining area that will open
the house to the rear garden without having any material
negative impact in its character.
